To make things easier we have compiled a short list of answers to the most frequently asked questions
we have come across over the years selling and buying homes:


Can I go onto Lake Couchiching with my boat from the Green River?

Not directly.
HOWEVER: a free/ public boat launch into Lake Couchiching with free parking is located just "around the corner"

The Green River flows into the Black River. Together they provide an about 22km river system that offers hours of excellent boating and fishing and swimming.
If you would like to check out the river system with your own boat before a showing, there is a public launch into the Green River, behind the local Post Office.

There are 2 Marinas in Washago, if you prefer to have your boat onto Lake Couch all the time.


Has the house ever been flooded?

This is a question that always should be about any home on the water.
This home has never been flooded since it's existence!....and not even during the catastrophic run-off in the Spring 2008.

Who maintains the driveway road?

The driveway is a private and you will have ownership of. The 5 parties on the road share the responsibility for maintaining the road. A local farmer is hired to snow-plow the road and the individual driveways, in front of each house. The cost is shared and very affordable.
There are NO road allowances and no third party has a right to use this shared drive way.
This arrangement is legally the most solid one, and allows for the most possible privacy.
The road has just recently been surveyed.

However:
The garbage, compost and recycle will be picked up in front of your home.


Are you accepting a second mortgage?

No

However:
Mortgages are very low right now, and you can be certain that the property increases in value every year you own it.


I found out about your home with the help of a Real Estate Agent. Can I still buy from you directly.

Most likely not. You will have to talk to your agent about this issue. We do offer an agent 1.5% max commission, but since we are willing to pay this commission, we can not be as flexible in he price.


Are you going to accept less money than the asking price?

Maybe - we are very motivated to sell due to our family situation.
Many factors are to be considered, e.g. whether you are going to come with an agent or just privately, have additional expectations and conditions. etc.
the simpler the deal - the better the price


Do you have a home owners disclosing list?

Of course - at the time you put in your offer, we will provide you with the property disclosure form filled out


Why are you selling such a wonderful home, when everything about it is so great?

We are looking for a home in which we can look after our elderly parents more easily, e.g. wheel chair accessible door ways and bath rooms, ....
